build-out
Often written as a single word.
1. The maximum amount of development that is legally allowed to occur in a particular geographic area. After construction is done on those townhouses, developers will have reached the build-out for this neighborhood. A: "Are these greedy developers ever going to hit the build-out for this part of the city?" B: "I know, there's always more condos, more shops, more restaurants!" A: "More nonsense, if you ask me." No, the city scrapped their plan to put up more houses here because the build-out had already been reached.
2. The expansion or further development of something. Now that so many people have moved into this rural area, there is a real need for the build-out of Internet services. If you only have four senior engineering majors, no, we can't allocate money for a build-out of the program at this time. They only granted the community a build-out of medical services after several people died en route to the closest hospital nine miles away.
3. Improvements made to a space so that it is suitable to or optimized for a particular tenant. Because the new tenant was just looking for office space, contractors removed the counter as part of the build-out. Don't worry, the building manager promised us a build-out so we can use this part of the space as a waiting area. Let's look somewhere else. Even with a build-out, this place wouldn't be ideal for a screen printing studio.
